We have our home in another state that we weren't able to sell a few years ago so we decided to rent it. It was owned free and clear before we took a mortgage against it to pay for a duplex connected to our current property. In this current market I believe we can sell the other home, payoff the mortgage and have roughly $120k to use towards other properties. My questionis with a signed contract for a year's lease do we have an obligationto keep it till this contractis up next June or can we sell it giving notification that we are going. Thanks for the advise BP nation.

I have found a property in preforeclosure with the owners name and plantiffs name. I've done as much background reach as possible to find the owners new address, email and phone number. Unfortunately the mailing address is insufficient as per the USPS ( after looking at it on Google maps it's a duplex and I don't have the exact apartment number) the phone line is dead and the 5 email are all undeliverable. What can I try next? Thank you in advance BP nation.

@Tim Delaney - Thanks Tim, I figured I'd have some of my money into a deal as you mentioned with the due diligence part and other cost outside the actual price of the property. As I'm just starting out you hear and read about doing this "no money down" use "OPM" which includes private and hml, but you never get to nuts and bolts of how private or hml work. I'm going to try to assign my first couple of deals to get some extra money under my belt before doing the buy/hold thing.
