I have a realtor and attorney. Am looking for contracts investors use if different from Florida Bar As-is contract.

I am looking for a short, fillable, Florida As-Is contract along with a list of contingencies that I should include for protection.

I have the luxury of driving through different neighborhoods on a daily basis. I look for homes with a lock box and no realtor signs. I then check to see if they are on or off market. If off market I search local county tax record for owner and send one of three letters; individual, LLC, or REO.

My goal is to send out 5-10 letters a week, depending on what I find.

Yesterday I received my first response from a letter I sent out. Now to reach out and view property to analyze deal or no deal.

I should have been a little more specific. I see homes that would be flippable. The neighborhoods are not quite war zones. Most homes are in the 50-100000 range. 75-80% of the properties are well kept. I am currently identifying cash buyers that are already in the area. Looking for lenders to work with.

I am  newbie as a real estate investor. I am on a path to begin flipping houses in South Florida. I spent 30 years in the corporate world including operating my own business until the fall of 2008. Went back to school and acquired my MPA, now on to bigger and better dreams.
