Has anyone tried and succeeded at raising funds to create a campsite/park with multiple buildings for rent? Something that would attract family reunions, parties, etc.

Buying a lot surrounded by trees or having lake access. Anyone done this?

Leads are from every source I can get my hands on, but the best leads come by way of networking, MLS ,and then wholesalers.


Do you run into appraisal issues with MLS? How do you justify the large mark up on cosmetic items to the real cool appraiser?

When you are getting into the house flipping business, you need to underwrite each deal individually. Every house is unique and comes with it's own set of challenges and requirements.

I've flipped dozens of single family homes, done ground up construction, flipped an office building, and flipped a medical building. Numbers and profits vary drastically from deal to deal.

Your profit target will depend on how much money you're putting into the project, how much risk there is in the deal, and how long the flip will take. But broadly speaking, it's a good plan to avoid anything that doesn't have at least $50k of profit at the end of the project.


 I don't have many flippy friends who regularly pull 50k on a single flip. Let alone get 50k on a flip hardly at all. Other than a great foreclosure deal, how in the world can you regularly grab a sfh with that kind of upside? Go after gut job flips?

 Just 1 rule I use! *Find an under market Value property! My most recent flip I put almost no work into, however since I bought it so low I was able to sell it for $60k higher then what I bought it for. I believe some people call this wholetaling. The flip that you can sell without actually touching it is the best!


 Finding the below market property is biggest challange for me.
