I actually found it out ZILLOW 

The owner had paid to put his listing on Zillow. I also found out about the area through my property manager. My property manager has a really good insight on strong rental/ cash flow neighborhoods.

 This property, I have not added value to yet. The Austin market continues to grow. There are so many people and companies moving here. It is becoming more difficult to find good cash flow (if being financed) properties right now, but there are a few left. The strategy has turned into long term equity gain (though most of my clients that have bought in the last 6 months have already seen 20-40% increase in home value. I am also from the bay area, so it has been interesting seeing a boom all over again. Time time I got in at the right time.
