@Sasha Sulkosky one thing I forgot to mention is please make sure you have "Loss Assessment" coverage on your condo insurance policy. I've seen this benefit my clients more than once!

Good point, @Jason Bott - your current agent might be able to help too. If you've been with them for more than three years it might also be worth shopping around. In Colorado the landlord condo policies are slightly more (usually $200-$300/year) but can vary based on many different factors. 

@Bob Vollmer - I understand your concerns with vacant insurance policies. You're right in that they aren't very good coverage and usually quite expensive (for what you get). I do have two companies that write vacant/flip policies - if you'd like to message me we can see if they'd be a good fit for you.

Congrats on your first rental! I'm an investor (and insurance broker) here in Fort Collins. I have investment property myself and can help you navigate insurance as an independent agent. I'm not tied to one, single company and can look for the best company to fit your property and your situation. I highly recommend using an independent agent for your property insurance because it's one phone call to gather information and when things change in the future it's another very simple, very short call to re-shop rather than calling a dozen companies yourself. First house I ever bought was a FSBO, have flipped a couple properties but I like buy and hold much better. Looking forward to continuing and growing my portfolio!
