Are you looking at a property listed on the MLS? Or is this a lead generated through another source of marketing? The reason I ask is, as an agent, I drive up to 2 hours away with my clients (investors only that I expect multiple deals with) and when needed, I pick them up at home and drive them to the property(s) and drive them home. To get this type of attention from an agent, you must be willing to close on deals, or at least establish a rapport where that agent feels that you appreciate the level of service, and will close with he/she.

@Christine Lovett What is the plan to utilize your license? As an agent, 95% of my closings are repeat investors (average of 2 deals per year each), but these investors only make up 25% of my active clients. You need to focus your attention on what will get you paid. IMO, first time homebuyers take up the most amount of time for the least return, and majority of agents are battling for this market. I focus on fewer clients who I know can and will close. I go above and beyond by creating investment reports using the BP calculators (PRO Member Benefit) for all of my clients. I want them to be successful, so they will continue to work with me as they grow their businesses. Another important decision I made was to focus on clients that have different investing objectives, so there is not a conflict of interest. In other words, I don't want my clients battling over the same types of properties in the same areas. Best of luck and feel free to reach out with questions.

Thanks for posting! I have used their product on a rehab and it began buckling within a week in multiple rooms.

I recommend tiling above the tub surround to prevent more damage in the future. I always tile above the tub surround on all of my rentals and rehabs, and have never had an issue. If you decide not to tile, be sure to at least use greenboard/moisture resistant board, as most older homes have regular drywall in the bathrooms.

Are you planning on staying in Lynn, or looking at other cities and towns on the North Shore? Are you a first time homebuyer? There are a lot of factors to consider but I always recommend location first and property second. You can always rehab a crappy property but can't change the location or its reputation. Just as important as location are the numbers. What is the purchase price? What is the market rent for your units? Total rehab? Search the site for how to analyze deals, or feel free to reach out with questions. Best of luck!

Congrats and I Agree! Real estate deals happen when the majority of buyers are taking time off, such as nights, weekends and Holidays! You have to act quickly and not wait for the next "business day"
