I'm a strong beliver in the value of investing in multi family, with a multi family property you are not relying on one tenant for all your income.

I'll be happy to discuss my experience if you want to link up?

I would absolutely love to talk with you about the area.  I am definitely interested in multifamily properties.  I know they are hard to find a deal and if you do then i am sure it is quick to be bought.

I will be officially in the area on the 19th of July.  Once we settle into our new home, I will begin by contracting real estate agents to help.  I think i might start networking as well to find good property managers, and contractors.

I think I might need to find a good accountant as well now that things are getting more complicated by the year.

I will reach out to you when we settle in though.

Thanks,

Brian

I have been contributing.  However, I am very cautious about investing money specifically set aside for retirement.  Thanks for the idea though.  I never heard of that.  I will have to look into the details just in case it makes sense before i completely rule it out.

Actually, I will be ling on KAFB. With the crime rate out there my wife feels safer about on base living. I guess my situation would be more of a BRRR so that I can refinance and pay off my equity loan.

I have talked to several co-workers out there and they have said to stay away from down town.  I have kind of assumed the city is broken in the four corners.  Most new houses are NW, where older but still nice area is NE.  Very similar to NE is SE, and I was told to stay away from SW.  Trying to figure out areas that would be good for rental.  I know Sandia labs and Kirtland are SW and I believe the collge is too.  So the closer is assume the better for rental income to all of those.

I was looking at the area up in the mountains as well.  Other than location, I am trying to find ways to make the deal worth it of course.  Like a lot of the webinars/podcasts teach, trying to build in equity.  Adding bedrooms or bathrooms, low price per SQFT, etc.

I just don't know the average and maybe up and coming areas.  Also I am trying to learn the average prices so not to spend too much on rehab.

Hey everybody!

I have a been a member for a while now and introduced myself several years ago.  However, I am in the Military and with several deployments taking priority, I was unable to really start the process to begin investing in real estate.

I am currently in the process of moving out to Albuquerque, NM and I am finally ready to seriously look into purchasing a property.  Here is a little background on my situation.

I purchased my first house in Belton, TX with my wife in 2008 utilizing a VA loan. I moved to Clarksville, TN in 2012 (Bought our home but will sell here shortly) and chose to rent the TX property out. In 2013 I refinanced the TX property to a 15 year mortgage and put a 32k down to make the ensure cash flow. I now have just less than 10 years left on that mortgage and over 50k in equity in that property. It is also important to add that taxes were raises in my area in TX and i am no longer have positive cash flow. I should be able to raise rent here shortly to fix that.

I am looking for a deal and hopefully we are able to pull out a equity loan to utilize as the down payment for our next property.   Since I am moving to Albuquerque, I would like to look into that area and learn as much as I can in order to find a deal to buy.   Currently, we are looking into a rent and hold due to the lack of funding for renovations.  However, I don't want that to hold us back as we learn more about creative financing.

I wanted to share this with everyone, not just to ask for advice, but also to reach out to others who might be in the area and want to link up.  I will continue to look for other investors to link up with and hopefully I am able to network with several.

Thanks,

Brian

Hi I'm Brian Meroni. I joined Bigger Pockets because I'm interested in investing in real estate. I've been doing a lot of reading on this site and many other trying to figure out where to start.

I'm 25 years old and married with no kids. I currently work in the US Army and am stationed at Fort Campbell, KY. My wife works locally and is a RN. We make good money between the both of us and have extra money to invest.

We currently own two single family homes. When I was stationed out of Fort Hood, TX we bought our first home together using a VA loan. Since we moved we have hired a property manager and have it rented out. We also bought our new home in Clarksville, TN using another VA loan.

We currently have approximately 30k for a down payment or repair and are looking at buying another property. I am currently looking into multi-family homes around our current location.

The main goal me and my wife have is to make money. Considering we are young, and I am in the military, I would like to do 20 years in service and be able to get out and live comfortably. We currently invest in our retirement in Roth IRA's as well but would like to put more money into real estate.
