I am a new member to bigger pockets. I appreciate all the content the site provides, especially the podcasts. Would it be possible for BiggerPockets to deliver a podcast that gets into the specific dialogues of how deals are presented? Example, I listened to a podcast that advised giving a potential seller 3 options to sell their home to you. Great idea, but I am unsure of how to present these ideas and would like to hear how successful investors are actually presenting the numbers of the deal. If this type of podcast already exists please let me know the number. I have listened to most of them from podcast 80 forward.

I want to start out saying I think this site is awesome and will be a valuable tool in helping a new-comer make the most out of an investing career.  I have spent a few days perusing the forums and reading some of the recommended books.  So far, very interesting and a bit overwhelming.  I'm in the process of narrowing the point at which I want to enter the market. but not sure if there is a more favorable niche to enter for a newbie.  I do believe I will focus on foreclosures but not sure if it will be in single family or multi-unit properties at this point.  Also, does anyone have any recommendations regarding assembling a team in the Wesley Chapel/Tampa Florida area.  Specifically, I am looking for the following people:

- Real estate agent(s)

- Real estate attorney(s)

- Appraiser(s)

- Property management company(s)
