@Theresa Tews Fridge and Stove are some of the things, in my opinion, it makes sense to look used. One item I wouldn't is a dish washer, they are cheap enough new and have a typical (short) life expectancy.

You'd be amazed what is at the ReStore's in our area (maybe not stainless), otherwise go speak with the guys down at Shalom 2nd Hand Appliances on Mitchell street.  They also have a lot of scratch and dent deals and most items are 90 day warranted with free delivery.

Good thread - something I have been thinking more about as this year will be my first year with an income property expenses/income and just to make things more interesting, we grew our family as well :)

Will need to look into these leads and any more that should follow.

not exactly "winter" but we just listed a single family 2 weeks ago, had showings the next weekend, and now have a contact signed to move the family in early November. I was a little worried too but I wouldn't let it stop you if the numbers are right.

Id be happy to help you out / teach you on some of those things if you'd like, recommend what would be better to contract out. Things are settling down with our property and I have tenants moving in next weekend so be pretty available after that. You have my cell.

Hard to make the finances work for a (good) metal roof unless you plan to keep the property a loooonng time...

Milwaukee is a very "unique" city even from block to block. Just look to recent controversial comments by the Milwaukee Bucks president just this past week for further evidence... 

Take these guys like @Joshua Martin up on an offer to speak to a local, you will need the mentoring.

One of the recent podcasts (185 I think) featured an investor from Waukegan, I'd say a very similar market/neighborhood to your area if you haven't already heard it. One of my favorite podcasts.

@Bryan L. welcome from another cheese head! 

I splurged the $20 something bucks on @Brandon Turner book "Rental Property Investing" and have found it to be very good. Honestly, it's not much "new" information you can't get through the Blog and Forum, but I like having it in one place and ability to highlight and book mark different topics.

I found my mentor through BP (also a buyer's agent) and we are working together on the process for a first rental property for my wife and I right now, so I can tell you the connections work!

Welcome! If I could go back 10 years when I was a student, I would have house hacked... your future self will thank you.  And, Milwaukee is a great market for student rentals for holding after you graduate.
