Working on a condo project in Temecula, CA and have a few triplex and larger housing facilities that I have done in the past. There are many ways to drive the rough estimate of 100$/sf. You can definitely save on cost by being the G.C. for the project. Are you a licensed contractor? Same goes for if you work deals with any of the vendors you currently use. A lot of vendors have marketing funds set aside and you can get building materials for lower costs.

R-3 is a multi family zoning. Just because it is listed as a single family dwelling, it does not mean you cannot rent out the other unit. You will need to check with the city to see if the property is permitted. Hard to give any advice without knowing specifics.

Thanks Josh Carr. This is in tune with what Jerry K. and Ned Carey have been saying. The oldest tax lien is 2006 (purchased in 2008). I do not own any of these tax liens. I suppose I might as well start with the oldest one (considering it was only 300$ and has accrued about 400$ in interest). The other tax liens sold for 800-1200$ and have doubled and tripled in value.

I have two more questions.

If I buy the tax lien from 2006 that was sold in 02/2008, and I want to foreclose, do I have start foreclosure by 02/2008 or complete the foreclosure on the property by then?

Does anyone know a fair priced attorney that is familiar with tax liens? If I move forward with the purchase of any tax liens, I will want to foreclose as soon as possible.

Thank you Jerry K. and Ned Carey. There is some new information I have found. According to my research, the lot was sold to a different party then back to the original party. The original purchase price was 6k however when it went back and forth it was revised to be 40k+. Any reason they would do this? 

Also, the alder lien holders, they are identified with a buyer number, not sure how I would go about contacting them. Would the only reason they have not foreclosed already be that they are upside down? I can not think of another reason.

Thanks for the reply Ned Carey. That is what I found with my research. Tax Lien foreclosure seems to be a drawn out process that may or may not result in me taking ownership. It also appears the other tax liens will still need to be paid.

If anyone else has any advice please share. I have contemplated contacting the owner and attempting to purchase / pay tax liens. Not sure if this is a good idea or not. I think even with the 15k in tax liens, under 20k would be a good deal. Although, they picked it up for 6k, back in 2006!
