Last week I shopped refi rates on non owner occupied investment mortgage. After some searching I was able to get rate of 3.625%. However I did not lock it and rates have since increased.

Today I see fed will cut rates to near zero. Will that directly affect refi rates? I'm guessing yes... But hoping to hear to see what you all think. Also, If you get a great rate on refinances the next couple days please let me know what you get. Thanks!!πŸ‘πŸ‘

If you have specific types of homes you are interested in possibly write letters to some owners and possibly you find a deal. People are starting to get scared. Not screaming deals but i have seen a couple decent deals im pierce county and Olympia the last couple days.

I have a duplex in Buckley that I keep considering selling and then reinvesting the money... But I am worried I would be in a position like you where I sell high... But then cant find a deal.

My current wondering is if things start tanking which market should I look to buy in? AZ? Nevada? Or maybe Florida?? Wish I had a crystal ball!

I am looking into refinancing to save monthly money and to be able to pay off our investment houses earlier. Currently our rate is 4.875 and we have about 20 years remaining ($130k balance). If we refi the rate i have been quoted is 3.625% but total fees are around 6k (new balance of 136k). My monthly payment reduction would be around 225 or so.

Would you do this refinance OR just keep what you have? Also has anyone seen investment rates lower than 3.625? If so please adviseπŸ‘

I think your advice is sound. I am in the middle of writing a letter that addresses the issues and concerns and we'll also have pictures. My hope will be that we can come to some sort of reasonable conclusion to this.

House is not in city limits. Not sure if there is code enforcement.

Animal control has been called previously. Sounds like they are under feeding the bull which is causing the bull to knock fences over and seek out food etc

Part of problem will be in determining damage value. Bull ate up all privacy trees 5' up. Technically they are still there but they are thrashed. Yard is trashed. Just hoping drain field isn't impacted
