Hello! My dad and I are builders, and we specialize in building duplexes and selling them to investors in Oklahoma. A majority of what we build is sold before we even start the build.

We plan to build 10 duplexes around OSU and keep them for ourselves for passive income. We plan on renting by the room.

My question is, would adding a shed to these properties increase rental rates? I'm thinking if we can add a $3k shed, we could charge the students a little extra per month.

Would you recommend getting your real estate license before starting to invest in properties? What are the advantages and disadvantages of doing this?

Hey guys! I am saving up to purchase my first rental property. I should have enough for a down payment by the end of the year if everything goes accordingly. I have some questions that would really help me out if you guys could give me your opinion! I really appreciate any feedback that you give in advance!

1. My dad is a home builder, so he will build me a duplex for about 20%-30% cheaper then the selling cost. I plan to live in the duplex for a year and rent out the other side to help cover the mortgage. After a year, I would like to do this same process again every year. Is this smart? Why or why not?

2. Would you do a 15 or 30 year mortgage? Why?

3. Would adding something like a shed in the back of both yards help increase what I could charge a potential tenant?

4. How would insurance work with this strategy?

Hey guys! In a few months, my family and I are planning to build and sale duplex’s in Oklahoma. Specifically in the Edmond, Mustang, and surrounding areas. My dad who will be the owner of the company is currently a VP at his other house development job. Combined, my family and I have about 16 years of building custom homes.

My question is, do you think it would be a smart idea to build duplexes and sell them to investors or other first time home buyers? We are leaning more towards this direction because even if we don’t sale them, than we can rent them out. There are hardly any duplexes for sale in Oklahoma so I think This could be good.

What thoughts or advice do you have on this topic? Please let me know!

In your opinion, what type of flooring would you recommend putting in your rent houses? I was thinking stained concrete would pay off in the long run over carpet. Any advice would be greatly appreciated!
