Post: Townhomes vs House Rental

I'm currently looking for my first property that I plan to rent out for 8 months as a STR/MTR and live in the other 4 months. I am curious wether buying a townhouse vs a stand alone home will change the amount of revenue it will bring in. I understand a house may be more appealing but is that worth it when townhomes are usually cheaper per sq/ft

Great Questions! For the most part a clean updated house will rent much better. Popcorn ceilings aren’t going to factor in too much when it comes to renting but new floors and updated appliances will have a higher appeal. Fencing would be fantastic even if they don’t have pets because of the feeling of privacy and comfort.

Quote from @Jason Wray:

Brett,

Great spot Greensboro lots of goof deals on SFR and MF rentals. I see Fayettville lately also on th rise with some awesome price points on 2-4 Units MF. Are you going for an SFR or Multifamily.

Looking for a SFR and want to live in it for 1-2 years then repeat, could be open to possibility of a 2 unit spot

My wife and I are looking to purchase a property in High Point to east Greensboro area in a good neighborhood but everything good is going way over market value. We are looking in the low to mid 200’s and I am just putting this post out for if anyone has any leads in the area or help to find some off market possibilities. Thank you!

Quote from @Brandon P.:

Welcome Brett, have you been pre qualified for a loan yet? Will you still want to STR/MTR the home when you are in the off season, or will you and your wife occupy it along during that time?

Yes we have been pre approved for a loan and have a real estate agent. We will be occupying it when we are home in the off-season but may still have it up as a short term rental on certain weekends where we can easily stay with family nearby.

Me and my wife are looking to buy our first house/investment in the High Point/Greensboro area. Our situation is unique in the fact that I play professional baseball in the LA Angels organization so from around February to September I will be on the road with my wife playing. So our thought is that we will buy our first home putting around 3% down and then while we are gone we will either have it as a STR/MTR. Our price range is around 240-300. I am looking for either advice with our situation or people who may have connections to some off-market properties as we are motivated buyers. I look forward to meeting and interacting with this great community! Also would love any advice on scaling this situation or opportunities I may be overlooking!

Post: Does only 1 bathroom really matter that much

Hello All,

I am curious as to how important having more than one bath is when buying a home. I am currently debating on buying a house and I can't decide what is more beneficial. On one hand the houses that are only one bath are averaging almost 70,000 lower than those with 2 baths and obviously I want a cheaper house to not sink a ton of money into but I don't know when it comes to down the road with appreciation and whenever it comes time to sell or keep as a rental. I also play baseball in the Angels organization so I will be gone from March-September so I would guess I'd be able to rent it out while I am gone so I just wanted to add that just incase it provided any other useful information. I'd appreciate any feedback on buying, renting it, and even what to possibly look for! Thank you

Hello all this is my first post on here but definitely not my first time. I wanted to put out a post in hopes to help others save money and even possibly network and build relationships within this great community so that I may take steps to grow my real estate portfolio. I am currently partnered with a furniture broker near the High-Point, NC area and have trade accounts with almost all the major high quality furniture and lighting brands which allows me to get all those items at a discounted price since we are sourcing them directly from the manufacturers. I would love to help furnish any of your homes as well as providing great furniture that may help your short term rentals stand out in this complex market. I look forward to connecting with many of you!
