that's where found what I wanted to do. I haven't made an actual purchase yet, but it certainly help narrow down what I was looking for and setting a criteria so that I could stop chasing every shiny thing I heard about. Find a nitch that fits your goals, lifestyle and personality.

thanks everyone, I thought this was the case from my research but just wanted to double check.

Is there any information already on BP about using conventional mortgages to cover the purchase and rehab of investment properties? if this is even possible..

how are you guys finding the foreclosures, county websites? county tax office, then search the property out?

thank you all! @Rita Bautistathanks for the tip and I hope to use that information down the road. for my first purchase I'm going to use a fha, low percentage for money down, it's targeted population is my age range and most realistic I feel for my initial dive into real estate investment. If someone think otherwise please share! @Joshua Dorkin already challenging me?! I was not ready for that ha! So contact two lenders this week. Next week agents. Got it... Hopefully!

Hello BP! My name is Brett.  I'm new to the real estate world, however this is not my first time doing research. Anyway here's a little about my plan(s). I live about 30 minutes outside of Wilmington, NC in the Southport area. I have not yet found a mentor, mainly because I started this whole process about 5 days ago :) 

Immediate goal of six months is to purchase a duplex,triplex or quad through a FHA. under 150000, including repairs. cash flow is not necessary but strongly preferred.

Long term goal of ten years is to be financially free by having a passive cash flow of at least 7000 a month through long term rental (with a exit plan of selling each after 10 years, this may change with time)

At the moment I'm educating and preparing my self through BP and the podcast so that I can make an offer within that 6 month goal.
