Can anyone recommend a good one? Looking for one that manages all over the Metroplex and is experienced in multiple neighborhoods.

I agree with what Michael said. In this real estate environment, if you can do a cash out refi loan an an investment property, you pretty much have to take what you can get. As long as you are cash flowing, own in a stable neighborhood, and made a good buy, I wouldn't worry too much about the closing costs you paid. They seem to be fair.

It is definitely worth the money, it will payoff in the long run.
