Hey Sarah, 

We have a property management company in Waterville, Augusta, Skowhegan (Standard Management Company). We started it for the same reason. Typically what I advise clients is to self manage your first 2-10 units hire your management for 10-100 units and then have the management company scale with you when you get to 100-200 units. We have moved away from C class units as of late and are trying to stay in the class B/A market. Please feel free to message me with any questions about the area! We also buy and sell real estate (candor realty), have a repair and maintenance company (CMR Construction) (includes snow plowing, lead abatement and full fledged rehabs) If you need any of those support services please let us know.

Hey Ivan, We manage around 400 units between Waterville and Lewiston. I live in Waterville and I'm a broker with Candor Realty and own multis in the area. Please let me know if you have not found a broker yet, also let me know if you want to chat about the market.. Alot of exciting things happening here! Colby just upped their fundraising goals to 1 billion dollars!

We list on a combination of Zillow, Craigslist and Facebook marketplace 90% of our traffic comes from facebook marketplace. We manage properties north and west of portland. (Rumford, Winthrop, Jay, Livermore Falls, Augusta, Waterville, and the price variance isn't as crazy as you would think. A three bedroom between 1500-1800 2 bedroom between 900-1200 and one bedroom between 800-1100.

Hey Courtney,

My wife and I own manage in multiple areas in Maine. We should have a lease that would help you out should be an easy enough docusign template that we might be able to convey to you? if not you can have the document.

As for screening we have a process I can walk you through, basically it's like pre-screen, show the apartment (just leave it open during regular hours) and then lease.

Hey Lance,

You may need to bite the bullet and move to a new bank. (I'm super stoked for you to have found a place on a lake for 350k.. I haven't seen anything selling for under 600k in a while).  I've bought 8 or 9 homes in Maine finding that some banks are conservative and are working with appraisers that come in exactly where you need them while others will try to get as close to today's resale as possible. My friends have told me that first national (https://www.thefirst.com/) comes in very close to resale value of the asset.

If you are extremely confident in the value and don't want to miss out on prepping the property I would grab some hard money and pay the camp off with a refi from a local lender.

I'm in Waterville. The market is incredibly hot and I would argue over inflated due to the work Colby is doing. I'm grinding deals right now but am seriously considering alternative markets. 

Skowhegan is on my short list. Looks friendly to investors, has a great footprint and the Mill is cranking for the foreseeable future. Rumor has it that they are doing packaging for amzn. They have brought around 300mm to the area without the hype of Colby.
