Reading through the threads about folks sending thousands of postcards/letters with no deals scares me. There has to be either something just not right with their message, phone skills, estimating repairs, or bad luck. Then there are the guys that send their first 100 and get a $15k deal!

Obviously this is purely an opinion with no right or wrong answers, but just want to hear from wholesalers (with at least some success) share which type of motivated sellers they have had the most success. 

I am trying to determine which group to target with yellow letters...absentee, probate, high equity, landlords, pre-foreclosure, etc. 

All opinions greatly appreciated!

Thanks for the advice everyone. I am at the point now that I have a handful of solid buyers that have replied to my search. As most others I need things to happen right now, although I'm in this for the long haul. I think I will concentrate on getting the deals right now and market to those buyers as well as blasting deals on the local Meetup. Gotta get some momentum, and some cash flow now so I can broaden my marketing scope and move toward building a team (outsource tasks). Don't have time to scrape around for a bunch more buyers, bull needs to be grabbed by the horns!

Hello everyone, I've done a lot of research and have come across this topic with pretty even views. Some say don't bother with deals if you have no buyers. Others say get the deals because you have nothing until you have a contract.

I actually have a few (true) buyers that have told me their criteria...maybe 5-7 not many. I have been contacted by many wholesalers acting like cash buyers which is annoying. However I would have no problem partnering with them if they would just be open about who they were. And I have a local Meetup I can blast the deals to, so I would have to say for me getting the deals first would be better. I have not done any real targeted marketing yet other than CL.

What are your thoughts? TIA!

I am just beginning to wholesale also, and I "thought" going after listed properties on the MLS was "not" the best way to find deals. (?) Anyone can find a property that is listed. Off market properties put under contract seems like it would be a better chance of getting a deal to an investor. Am I missing something?
