If you use consumer banks she is correct.

We use other banking organization for Fixed, Low Interest, cash out refi's on investment properties.  

You will want to sell this property within 5 years of your vacating to extract the equity tax exempt. 

Strategize with your business and real estate tax specialist to maximize this tax exempt property without a 1031 exchange.

I am pretty old school Paige.

I speak with the people involved before I ever send my info on line.

The site looks real but you never know.  A personal identity is stolen every 2 seconds.

It is good you asked first.

Do you have an accepted offer and need the funding to close?

There are soooo many great sources to use for funding.  Just be careful.

This is one of the best experts for your real estate team Sal.  Since the majority of your tax liability is Federal it does not matter where you business and real estate tax specialist is located.  I have been with mine since the mid 80's.  I was living in Arizona and he is located in Utah.  He studies the Internal Revenue Code updates 4 hours a day and is genius with staying in the lines of white and extracting all available business tax deductions.  Most of his clients are very wealthy, successful business professionals from ranchers to international business owners.  I am happy to share his contact info with you by e-mail.

Bill, I have long time friends in the national funding business who vette the deals.  I am very well protected and hands off.  You are correct on the value of my time.  I want to spend time wit my wife, travel and enjoy life.  My time is better spent doing what I do best and having them do what they do what they do best.

They are Hiding

Why are They Hiding?

No Name of an Individual to contact

No Address

You don’t know who is getting the required information

I encourage you to visit the Better Business Bureau (BBB) website.

They have excellent information to avoid scams.

Here is your number one protection from Money Scams as an investor.

All money transfers in a transaction must be officiated by your Title Company or Real Estate Attorney.

This is important for all of us in business.

I never have any difficulty placing my name in all of my advertising and communication.

I like participation in Financial Resources and Hard Money Lending with my profits.

The money is secured with a guaranteed return of 8% to 10%.

No Tenants, Toilets, Trash or Turnover.

Love that residual income.

Tamatha, are you the Landlord or the Tenant with this question?

If you are the Landlord you really need to have a real estate attorney on your team for tenant issue questions.

If you are the tenant, the security deposit is retained by the Landlord for a breach of contract.  

Unless you are in California and then who knows?  Sorry California.
