thanks everybody. The credit is probably the way to go. I was nervous he wouldn't fix everything right. Lesson learned!

We just bought a house as our primary residence. The inspection report had a bunch of stuff on it including the flat portion of the roof needed some work and inside the attic it had some indications of water coming through. So among other things the seller agreed to fix that. Our executed contract says "repair flat area of the roof and any other areas that may not be insurable". 

You see where I'm going. Night three in the new house we wake up to water dripping on our floor! Anybody ever had something like this happen? What can we do or ask for? Do I have a leg to stand on? 

We have the invoice from the guy who did the "repair" and it was like $50. Roofer says we need a whole new roof. About $5k. 

At the moment the seller's realtor isn't responding. My plans are to find him through the appraisal district or other ways and try to contact him. 

Any advice would be great!

Is anybody doing any type of investing in South Fort Worth along I-35 or in the Stop Six area? There are alot of things over there, empty lots, cheap homes, etc but it seems kinda like a war zone.

Just curious if anybody has found a way to make some good deals work over there.

I was wondering the same thing. But then property values have gone up so I don't know what ammo I have.

Kit, those were some of the numbers I was getting when I first started looking at all of this which prompted the post. If he gets more serious I'll have to get it looked at a little closer for repairs. As far as ARV, is a realtor really going to want to help me out if I'm not going to be using them?

Thanks for the response @Dishant Pandya. I don't know any specifics on what it would need. My guess would be some light updating. Just trying to get a feel with what could be done. I am a little leery of my skills of doing a long distance flip as my first deal.

Thanks @Stephanie Bureau. I forgot to mention that I would be looking to wholesale this deal. Taxes are around $3700.
