I’d like help double checking my numbers, reviewing the contract for AS -IS purchase, my next steps I.e. escrow or additional documents. I have not done my first deal yet so I want to make sure what I have assessed is a deal and guidance to move forward through to close

Hey Guys, Happy Friday. Ive been signed up for a while but finally taking action after becoming a father. I have a question for Investors in Florida primarily since thats where i am myself. I have taken some course such i.e. Sean Terry's and some others. I managed to speak with a home owner the other day who needs to sell due to health reasons. Does anyone have a contract that I can use to make this cash offer in florida?
