@Bryan Cork the 2% rule is incredible, but hard to achieve unless you are investing in Memphis or Ohio. I am not saying it's impossible. I have found this possible in the springs, but I had to send out about 25,000 mailers and speak to over 200 sellers on the phone to find this diamond in the rough. With my nicer rentals I am not getting this type of return, but the appreciation has been super sweet though!
