New wholesaler in colorado springs

Hello, I am brand new to real estate investing. As I research I have come to the conclusion that wholesaling would be the best place to start. I live in colorado springs and found a couple properties that seem promising. I would just like some advice in the colorado springs area. I'm hoping to build a buyers list. And also does anyone know a good title company that will do a double close and is just generally investor friendly.
