Diversify Real Estate, Inc. is looking to partner with an experienced property manager in the St. Louis area. A successful applicant will have an opportunity manage our current rental portfolio and add more units of their own with the help of our capital. 

Qualifications

  • Licensed Property manager in the State of Missouri
  • Valid Driver's License

Duties will include but are not limited to:

  • Advertising properties online
  • Tenant screening
  • Showing vacant units to potential tenants
  • Tenant placement
  • Rent Collection
  • Addressing tenant concerns
  • Obtaining repair and maintenance quotes
  • Ordering repairs
  • Handling Evictions
  • Preparing units for new tenants
  • Paying bills
  • Communicating with the property owners

Bob- I appreciate the info! The properties are not in the best areas- Spanish Lakes, Bellefontaine Neighbors, Riverview, and Florissant. With better management practices, I'm sure I'd have less problems with tenants. The management company checks for prior evictions, work history, credit, criminal record, calls references from previous rentals. For potential tenants that have a previous eviction in their history, we ask for a double damage deposit. Is there anything else that should be checked? Do you look after your own properties?

Alex- Thanks for the referral. I use St. Louis Investors Alliance for a property management company. Have you heard of them? I'd like to think their screening process is on par with other companies but maybe if I looked at other areas in the city I wouldn't be having so many problems. Thoughts?

Peter- I've mentioned our Property Management firm and screening criteria above. Would you add anything?

Every year I go through at least a couple evictions in my rentals. The costs of legal fees, loss of rent, cleaning and repairs, and costs of the rental inspection and MORE repairs are killing my ROI. Besides better tenant screening, double damage deposits, etc., is there any other way to keep costs down while going through the eviction process? Do you need a rental inspection EVERY time you get a new tenant in St. Louis? Even if it's only been 3-6 months since the last inspection? Any advice is appreciated!
