I have some properties in an average neighborhood that i developed into large apartments some with five, six or even seven bedrooms . Some are rented by the room so the work involved is becoming too much. I am a buy and hold investor and undestand the long term benefits. I don't want to look back and say damn i wish i never sold anything. 

My questions is If i sold all  these properties and done a 1031 into a single building of approximately the same total value in a nicer area would that make sense? It would be far far easier to manage.

Let me rewrite this to be more clear.

I have some properties that generate approximately $20,000 per month each. Cash flow is approximately 10,000 per month each one. Its taken me a long time to develop these properties and so Im trying to figure out the best way to purchase more. Advice on financing is what in asking for really.

Andrew. I appreciate the reply . Im cash flowing over 10K a month from each property I have. Im not starting from Zero I'm trying to figure out how to add more properties at a quicker pace. Im using conventional loans and I feel like thats holding me back now even though they got me where I am. Id prefer debt rather that give away my sweat equity its not easy develop cash flowing properties in San Fran but Iv figured out a way

Hi,

Im investing in buy and hold properties in San Francisco. Im buying sfr's for 1 million , developing them as much as possible and generating 20K a month in income once complete. Im trying to figure out a way to buy 100 of them. Any suggestions?

Dear Bp,

I enquired about a home for sale today. The agent told me the owner has been in arrears for the past year but the bank have not yet foreclosed. The owner does does not want to do a short sale. The listing price is 940 but the agent said an offer of 980 or more would be required. Can anything be done here since its a distressed owner, could I take over the payments maybe?. What advice would you have?

Dear Bp,

Can you be a co-signer on two fha loans with two different people. For example if a father wanted to cosign for his two kids for two different properties is it possible?

Could you advise me on how to structure a deal where there are four partners but one partner will do all the work. Find the deal, do full remodel of units etc. Say each puts in 250k would he take for example 35% and other three split the remaining 65%. He will take a wage for the hours spent there during the remodel also. Has anyone done a deal like this with investors?
