I would say stick to your price point that you've calculated - one way of negotiating that I heard on a BP podcast was to show them your numbers you are running, and they might be more willing to take your deal. It puts them in "your shoes". And hey - If they're willing to knock $50k off the price right away, who's to stop you from getting more...

I would recommend the beginner course on this website (free) and would also suggest you listen to BiggerPockets podcasts in your free time. In addition to that - live frugally and you should be able to save enough to put a down payment on an affordable rental. There are other ways to finance with no money down.

I would start with free education to try and see if real estate is for you.

Isaac - I am not invested personally yet but have heard GREAT things about Toledo during the networking I have been doing recently. It is not very hard to find cash flowing deals with little (if any) rehabbing required. If you end up investing in Toledo we should talk - let me know and best of luck!

Janiele - upon quick glance this appears to be a great deal (if using a favorable amount of cash down). Personally, I am looking into residential investments - I am not a seasoned investor (yet!) and want to have many "exit" opportunities available for my first properties. Commercial investments have a smaller number of purchasers if you are looking to offload, so that is why I stay away. Best of luck with this deal.
