Post: "Stupid" Mistakes Every Newbie Landlord Makes

Bought a house to rehab and flip. Didn't confirm it was in a flood zone or not. Found out too late that it was. I then had difficulty selling due to buyers required to pay for flood insurance. Ended up dropping the price about 30k to get it sold. Lost a little bit of money on that deal.

I also rented a house to my niece's boyfriend and a couple houses. Thought I was doing a nice thing. The house got raided by police for drug use, and I ended up having to ask them to leave. They damaged the house as well as the police tore off the door getting in so I had to make several repairs before renting. Let's say that put a little strain on the family relationship. I don't recommend ever renting to family. 

Now I have 10 rentals running smoothly and have done a couple successful flips. I just consider these mistakes tuition fees to a higher education:)

Time to move on from these tenants. They’ll never get back on track. It will put you in a better relationship with the neighbors after you get them out. There are good tenants out there. Good luck.

Tenants are easy to move in and hard to get out. Take your time screening. If someone can’t wait for you to go through your process they weren’t the right fit anyway. I’d rather have a property sit vacant for another month than qualify the wrong tenant. Hope that helps.

I like Buildium. I use this to manage my own portfolio. Small monthly fee but it’s worth it. The best thing is I receive rent payments online. No more waiting for checks to come in the mail. Each tenant gets their own portal to make payment, submit requests, see stored documents, past payments, etc. The system automatically charges late fees making it easier to uphold and collect. Also, I can keep notes and information on each property in one place so I can look up any information I need while on the go. Applications and screenings are done online as well. When I show a property I don’t have to wait for them to fill out an app. I just grab their email and send it to them. I was struggling before I put Buildium to use. Hope that helps.

I’ve been using Buildium for several months. Only $45/month for 20 units or less. It has made a huge difference keeping track of things. Plus now all my tenants pay online. No more waiting on mail.

Does your lease say you can sell it? Ours says we can sell the property with 45 day notice. Usually it's not a problem. Just reassure them you will sell to someone who wants to keep them in there. Especially if they are decent tenants.

I'm not sure this property would pass a Section 8 inspection. Windows are older and we're not replacing at this time. Everything else is probably fine for the most part. Still not sure I want to try it. If I screen my applicants well and by using property management software I have found better residents who pay rent and hold up their end of the agreement. Thanks for all the info and advice. Very helpful.

Does anyone have experience with Section 8 vouchers in Kansas. I have a couple rental properties open, and I have had a lot of requests for these. So far we have stayed away from them, but I'm wanting to learn more in case it's an option. What are the necessary requirement and how would a landlord get qualified? Not interested in jumping through a ton of hoops or going through a bunch of inspections.

I would wait until she has been there longer. Usually big items like flooring are taken care of during turnover. Unless it is a long term tenant. Also, I never tell tenants that I'm the owner that way I can always tell them I need to ask for approval. Then when you turn them down you can simple state that the owner is not approving the upgrade.
