Anyone invest in Youngstown Ohio? I came across an off market deal about 3 minutes from Youngstown State University, and wanted to hear other investor's opinion on the city. Thoughts?

Hi Cleveland BP Community,

I've noticed a lot of cheap houses for sale in East Cleveland that could make great cash flow given their list price. However, I heard East Cleveland is a D to F class area.

For those of you with rental properties at or near East Cleveland, what is it like managing rental properties over there? Are the tenants hard to deal with? Do you experience break-ins / theft? Do you deal with squatters?

Knowing the good and bad would be much appreciated.

I have had rentals there for many years, same issues as anywhere else in Clev. Just screen properly. Since your OOS it's not your concern the PM deals with it, stay out of it. Yes, 10- 14% net caps for cash buyers. I just got 900 for a 1 br in my apartment building HUGE ROI.

Good luck

Bob, thankyou for saying this. “Same issues as anywhere” else in Cleveland. Screening right and extreme due diligence is always essential. By the way, what areas are you looking to invest in currently?

A large percentage of investors (maybe the majority) never really learn to manage their properties well. They lose a ton of money through common mistakes. Study the problems landlords face, learn how to handle them, create policies and procedures, and get ahead of the game. A well-managed property produces a much greater return than the average investment property.

Buy "Every Landlord's Legal Guide" by NOLO. Written by attorney investors, it's full of practical advice about the management of investment property, has sample forms that can be edited, and - most importantly - tells you what your primary state laws are and where you can read them. It's updated yearly and is the best $40 you'll spend as a Landlord. There is one book for 49 states and a separate book for California.

Thankyou for all of this info. Do you invest in the Cleveland market as well?

Hello,

I am a 21 year old real estate investor out of Los Angeles California. I own some rentals in Cleveland and Milwaukee and I am a couple of weeks from closing on another multi family in Wisconsin. I am interested in any advice I can get in regards to expanding my portfolio in Cleveland? The do's and dont's would be greatly appreciated as I am always trying to learn. Any advice? All investors welcome

Please avoid the very high crime areas. The numbers will look enticing but it'll come back to bite you. Pay attention to the number of times that people have sold the house. We are close to the same age and there are some houses that have been sold over 8-10 times since we were born. What does that tell you? it clearly is NOT working.

Thanks Josh, I think we are already in contact but appreciate your incite!

Hi Brenden! As an investor myself (Columbus OH), my best advice is to work with a realtor who is also an investor and who can easily plug you in with their systems and network of GCs, lenders, PMs, etc. Happy to connect and answer any questions you may have.

Thankyou for the advice. Don’t own anything in Columbus, but would love to hear your thoughts on that market
