Hi Joseph, I would recommend trying to find a mentor that has been in the business possibly looking for some help. Check out some investment clubs and network till you find a fit. Sounds like you are a sharp young man so your energy and drive will be welcome to an investor who has hit a ceiling. It will not hurt that you have some capital to offer some skin in the game, but make sure expectations/agreements are in writing. In any business don’t look to recreate. Find what is working in your market and build off of it. Would not hurt to reach out to a local bank that takes on investors. I have been fortunate enough that in my area I have found some that are as close to a hand shake lender that you can get. Stay persistent and try to keep emotion out of your deals. Good luck! Does anyone have a commercial lender they can recommend that would lend in Missouri (if allowed to mention)? I know some lend nationally. We are running into seasoning issues with our portfolio lenders. We are trying to incorporate the BRRRR strategy. My partner and I are looking to ramp up the number of doors we own. Or if anyone can share their successes and tips on BRRRR. Thanks!

I just sold this home in Fenton, MO (Saint Louis).  Purchased in December for $159,000.  4 bed/3 bath, 2100 square foot.  Put $26,000 in it, $7000 for realtor.  Closed today for $244,000.  Roughly a $45,000 profit.  Here are some before and afters...  3 month turn around.

Any advice on the best place to find or purchase probate leads?  I reached out to one site and he had a bucket of 1200 in my county but the price was roughly about $2 a lead which seems cheap?
