Since you're in the lower end of the market, where houses aren't in the greatest neighborhoods (C+/B-) I would say stick with the hardwood flooring. 
While I say that LVP is better than hardwood, you can typically just refinish it.

LVP sucks, you can spot it a mile away. It says cheap like nothing else...

Hello my name is Brendan. I just acquired my first property. The house is a older house, that is not located in the greatest area. After demoing and removing all of the carpet I found some decent hardwood flooring. My question is should I refinish the hard wood floor or put some nice vinyl flooring? There is hard wood flooring throughout the entire house biggest concern was. Tenants moving in and out and damaging the floor. That would cause myself to redo the floors. Hopefully someone has ran into this before glad to hear everyone’s opinion and thoughts.
