Sam, happy to discuss. I bought the course and SDA just over a year ago and it is a great 101/102. The SDA in particular is excellent and a tool I use every day. Also, my partner and I are actively looking in Bloomington - we should talk.  All the best.

You'll need to be in touch with a custodian that holds the funds. I've spoke to the Advanta IRA and they seem pretty good and knowledgable. Also Equity Trust. Key thing with SDIRAs is that you can't actively manage the money. You can invest in real estate, but you need to do so as a Limited Partner. Lots of rules, so talk to a good custodian.

No, Penfed is not local, but they can still do your heloc.

Try Penfed, the Pentagons credit union.  I'm in the process now with a non owner occupied line of credit with them.
