I read in a marketing book on eQRP that Self Directed IRA's are Not subject to the higher taxable rate for real estate investments involving the use of leverage/debt. Conversely, SDIRA's that invest in real estate where debt financing is involved requires the SDIRA account to pay out 37% tax rate on the profits. Is this true?

many podcastst talking about SD IRA's as such an amazing tool but haven't heard one mention of the $7k limit per year (for over 50 year olds) SO how can this be of much power if you can only invest 7k per year? Doesnt make sense to me

What are best SD IRA's for real estate investing? And why only $7k per year max limit for over 50 year olds? Seems a tiny amount

How do I figure out if Parkersburg is a decent enough market for buy and hold?  Im after cash flow and 5-7 year capital appreciation. I can buy Seller financed 3 properties for 12% Cash on Cash but I'm not sure of the area is dying or growing, what the business climate is etc.

What's happening with Washington DC vacancies, rental rates and pricing trend these days? My daughter attends GWU and I'm considering investing in 2BR apt for long term hold.
