Pay off the credit card debt.  That's a no brainer to me.  If you can guarantee a better than 13.5% on that 15k then let me know so I can do the same.

OK, that makes sense then.  You have a bigger stomach for that then me! lol

If I could start over I probably would have done the live in house hack with a duplex or something similar like @David D'Errico suggested.

I run into the same thing with them with my rental.  It sucks for sure.  

@Christopher Winkler, did you find a good one that you can share?  Like Peter said, it's pretty hard to find good GC's in Columbus.

What part of Columbus are you in?  I know a good electrician that I have used in the past.  I can't speak to how competitive his rates are as I haven't had a lot of electrical work done but I was happy with the work he did for me.
