@Anthony Katsonis thanks!  I met the wife during property inspections and she is aware that I am the new owner.  I'm doing my best to ensure I follow all the procedures that I need to.  Very excited to step into the role of landlord.

I am set to close next week on my first duplex property in San Diego!  The unit I will occupy will be vacant at close.  The other unit has tenants that have been in place for 3 years, paying market rents and on a month-to-month lease.  I have done my due diligence on the tenants, would like them to stay, and the previous owners have a thorough lease in place that I don't feel I need to make adjustments to.  

What is the best way to proceed?  Give tenants an introductory letter with contact information and a new month-to-month lease with the same terms?  California locals, can you advise...I understand there must be a 60 day notice to END a month-to-month tenancy, is there a same 60 day notice required to have them sign a new lease, or is it 30 days notice?

David- PM me if interested in the broker's info, I am in escrow with a broker on a multifamily (owner occupied) property, 5% down with no PMI. Nobody else could do it for me, I was given his info by my agent/friend who recently closed with him.

Jarod,

I just spent the past weekend in Birmingham viewing properties and getting an overview of the layout of the land.   I would recommend @Michael Stephens and his wife Hope Stephens as a team to reach out to.  Hope is a RE agent and Michael has spent years managing rehabs in the city.  They have a wealth of knowledge about the city and its neighborhoods and are incredibly hospitable to boot.

Hello Steven!

Welcome and hello from San Diego! I joined BP a few months ago, my goal was to be ready to buy my first out-of-state SFH rental property by 2020.
