I went to the auction last year and was afraid to bid on any of the lots because they were last and the auctioneer said and I quote, "Is there anyone here wanting to buy ANY of the lots in (certain neighborhood)" and did a little laugh and lots of folks laughed and shook their head no. Like, Hell no.   And there were at least 50 lots listed.  I decided I needed to back off and do more research.  I still don't know why they were pushed to the side.  Some were lake front, too!  I do know you have to have 2 lots to build on and am wondering if getting a title on these properties is next to impossible without tons of $$$.  The real estate lady we bought the house from didn't know why these lots were blown off either.  I don't really care to build on them, just don't want anyone else to.  I feel very out of my element as I'm sure you remember that feeling.

As we were looking into this, Barry county is easier to get a vacation rental going than Stone county.  Shell knob is in both counties so look into that as well.

We looked into doing this on our lake and found that some neighborhoods don't allow vacation rentals.  Some neighborhoods don't even allow you to live there full time!

thank you all for the great advice!  All of the properties were put in a trust 3 years ago when my mom passed.  Since her passing, he lost all interest in the properties and they have been sitting vacant.  Just found out my sister wants to buy one of the houses and rent it out.  Whether he agrees to that is anyone's guess.  The other is a shop building zoned residential storage in a good location but sort of a bad part of town.  My son is an accountant (newly graduated) and although he is trying to figure out the best way to do this financially for my dad,  he is not familiar with real estate.  Dad is in no hurry to sell but I just hate to see him lose money by not renting it out. Also, to rent it out, the city now requires certain improvements that he doesn't want to deal with.  I've offered to help him, but he is VERY stubborn and wants to take of everything himself.  Which translates nothing will be done.  It's maddening!!

My 80 year old dad wants to get rid of some properties he's had in Arkansas for 30 plus years.  They are all paid in full and none are occupied.  What would be the best approach for him?  Sell all at once?  Sell one a year?  I am able to buy some (but not all) and would that be beneficial for me?  I know we probably need to discuss this with a cpa but I was wondering if anyone has been down this road.  Thanks

I have zero experience in real estate investing but am trying to figure out county tax sale auctions. There are a ton of lots around me that have been vacant for years and some are being auctioned soon. I do know you can't build on one lot because of sewer distance requirements so I'm looking at adjoining lots. Does anyone have any experience (good, bad or ugly) in Barry county, MO? Thanks for your time
