Hi there!

I need to analyze a duplex as a house hack. Do I just plug in the rent for one unit since I'd live in the other? 

I'm using the "Rental Property" calculator under Tools here on BP.

Hello BP community, 

Since I was successful in finding the right partner the last time I posted in the Marketplace, I thought I'd try again. 

I recently learned that the owner of a 6+ residential unit building in the Mid City/Mid Wilshire area is getting ready to sell and I'm on a mission to find the right buyer and bring the owners a viable offer. 

If you have been looking for an income property to add to your real estate portfolio in the rapidly growing neighborhood of Mid City, this might just be your shot! 

Owner is not ready to place on the market, so I can't share too many details (I promise, this isn't a phony post).

Here's what I can share: It's under rent control and it's 8 units. I'm working on getting details regarding rent rolls, Adjusted Gross Income, etc.

Hi, 

My name is Brenda and I'm a real estate agent in the Los Angeles area.

I'm looking for an investor who is also looking to form a true partnership with me in terms of finding the right property (preferably SFH) and, in turn, listing the property after you (the investor) have completed the project.

While I do my best to keep in mind investor's returns and make sure the numbers crunch in your favor, I'm also searching for someone who, while ambitious, is realistic about fair market values and has a true understanding of the neighborhood demographic & nuance.

About me: I was born and raised in Los Angeles and I have an intimate understanding of almost all pockets of the city. While I'm especially familiar with Mid City, I'm also open to working in other areas. For example, there's a pocket in Van Nuys that is ripe for the picking.

@Lisa Thoele I'm so glad you mention focusing on one or two methods. Sometimes I feel overwhelmed and that I have to try everything that everyone else is doing. Thanks for that awesome advice and well wishes!!

@Marcin Talaga Intersting point on approaching a hard money lender sooner because I feel the same way. At this point of my journey, I have no "skin in the game", and my plan is to save/use my agent earnings to fund my investments down the line. About your thoughts on marketing, I totally agree, it's everything! Everyday I think about who in my sphere of influence I can reach out to. Thanks for your wise words.

Calling all seasoned real estate agents, (5+ years of experience), 

I am a brand spanking new agent, (I passed my state exam three weeks ago and joined Coldwell Banker almost two weeks ago), and I would love to hear your best advice for a newbie starting out. 

If you could start over, what would you do differently knowing what you know now in terms of lead generation, connecting with people, balancing work, life, second jobs, etc?
