@Carole G.I have a capital investor and I'd be interested to run the numbers and make an offer. Please PM or email me and provide photos, address, T12, rent roll, sales- and rent comps, CapEx and zoning options for the next door lot.

Why is the owner selling and is he/she willing to seller finance?

Cheers, Ken

Thanks for the invitation @Shiloh Lundahl :-)

Wish I could make it. Let's meet up for coffee, lunch or drinks since I'll be touching down in Phoenix from Germany October 3rd for min. 2 weeks and open to meet & greet with anyone wanting to sit down on a "One on One" to discuss multifamily investing challenges, projects, syndication, co-sponsoring, capital investing and partnerships.

P.S. My team and I enjoyed your BP Podcast ;-)

It's funny how many quote Kiyosaki's first book - and I love the guy because I met him personally in Phoenix in 2006 when he turned my life UPSIDE DOWN.

I would vote for his 2nd book to be the strongest game changer in the past 15 years:  "The Cashflow Quadrant" which puts it all into perspective about what's wrong with our current (stuck in the industrial age era) world. Another game changer is Jeremy Rifkin's  "The Age of Access" "The End of Work" or  "The 3rd Industrial Revolution". He predicted so much of the change that we see these days. Any of his books will get you closer to a crystal ball than anything else out there.

Hey, @Yonah Weiss thanks for the shout out and welcome to Bigger Pockets @Philipp C. Dukatz , this is THE PLACE to be on all things real estate. Feel free to reach out to me with a colleague request and PM. I'd be happy to help out. I'm currently in Cuxhaven, Germany analyzing deals in the USA and putting together a German and European Bigger Pockets group. I am also very active stateside with multifamily syndication and mentorship, especially in the Phoenix Metro area.

QUICK TIP! Start using 'keywords alerts' to make this awesome machine work for you. This will save you a boatload of time getting the stuff into your radar that you are looking for.

Gimme a nudge and chat soon ;-)

I’m with @Russell Brazil and many others here.  Spending time on BiggerPockets is a must, since it’s a very focused tribe of people wanting to do business which happens to be commercial multifamily real estate. It comes natural to spend time here on a regular basis or in phases, since, as a syndicator, I would otherwise have to spend more money on advertising and marketing in channels less targets and effective.

Where else would I find such a focussed group of people wanting to invest their private capital into my projects to improve their yields and gain equity in a business secured by tangible assets? And as quite a few heavy hitter bloggers here never get tired pointing out is that their time spent here comes back 10 X in terms of new and very fitting relationships.

Yes, it takes time. Everything has a price, one way or another. It might be time to consider investing a monthly budget for a social media manager/assistant who can help you buy back some of that precious time and help you with managing keywords, marketing, emails and getting your message out there. Just know that this too takes time before you will see any results worth talking about. But as the saying goes: “Dig your well before your thirsty.”

Stay on it, increase your income streams to leverage and outsource as much as possible at any given time and never give up! No matter the circumstances. All the best to you, Ken ;-)

Hey @Price Paramore thanks for the shout-out, much appreciated :-)

@Blair Lee best is to check out people's profile here on BP and follow up on their forum or marketplace postings and other major social channels. Everything that remotely smells like advertising is deleted in the forums :-( thus the paid marketplace area (hint).

Since BP doesn't have non-US cities to choose when hosting and arranging local events, some people (wink) might have to choose a US location but be sure to add local keywords to their headlines and content. I certainly will be arranging a Germany wide event shortly - online and off. Thus the functionality of following your chosen individuals and making extensive use of setting up keyword alerts with words or terms such as course, workshop, event, coaching, mentorship, analysis tools, multifamily real estate syndicator and the like. A cool trick is to double-click a word in any post and add it to your keyword alerts without leaving the page.

An unstoppable entrepreneur myself, I have been mentoring start-up entrepreneurs and business of various industries and niches for two decades now. It's difficult here to differentiate between giving good advice and advocating mentorship programs, workshops or courses to advance your one on one activity and thus speed up the learning curve and timeline to reaching and stretching your goals.

I personally have gone the journey from DIY wholesaling, flipping, seller-financing SFR and international Short Term Vacation Rental management and then arrived at commercial multifamily and self-storage real estate syndication due to the fact that it offers the maximum scalability, economy of numbers and at some point truly leads to passive, residual income and thus to time freedom and choice.

Send me a colleague request to kick the tires, set up a call and get a few burning questions answered in real time, one on one. There we can chat about many things in more detail.

Cheers, Ken

Hey @Omar Saqer sounds like a plan.

I will be hosting weekly Bigger Pockets events in English and German in Cuxhaven, Bremerhaven, Bremen, Hamburg and especially online, to reach a broader audience, shortly.

Anyone in Germany, France, Italy, Spain, and all other European countries who are interested in learning about multifamily real estate investing in the USA.

Cheers, Ken ;-)
