I have a tenant who received her 3 day notice to vacate for non payment and decided to willingly move out. I have her security deposit. She “claims” she will be out by Oct 14th.

If she does willingly leave w/o a formal eviction, can I keep some of her deposit for prorated rent from Oct1-Oct14th?

I am experiencing my first house hack and I inherited a terrible tenant who paid one time and has not paid October rent. I supplied the 3 day pay or vacate before filing an eviction by the 10th. The tenant verbally expressed she is moving and is going to send an official letter stating she is choosing to move. I am educated enough to go ahead and ATTEMPT to go through with the eviction process because of course tenants will lie. However, my question is is she responsible for paying the rent in which she stays until she moves? Or will receiving ANY rent from her stop the eviction process? What is MY next move as far as payments go?

Good morning family. I have read the eviction madate placed by Trump that bans evictions on a federal level until Dec 31st. However, it mentions those that cannot be evicted are “covered persons” that fall under a specific category along with them providing the document stating they meet these requirements. My question is, if you have a tenant who is non-paying and has breached their lease in other ways than non payment, are we allowed to evict otherwise?
