@Damaso Bautista yea these times suck. Though i wont fix repairs that will not difference between habitable or non-habitable if my renters decide they dont want to pay. Roof yes. Leaks yes. Stove or microwave broke. Oh well fix it (non payers only). If im paying your rent thats good enough

@Damaso Bautista you did. So i guess my question is like although a “professional” tenant may not pay tho having the money, if the landlord terminates the lease due to tenant breaching it or violating it and tenant is not willing to move, the tenant is no longer “legally” a tenant but a glorified squatter. Will landlords still have to come out of pocket to fix things tho the tenant is not a “legal” tenant?

Evictions suck for the landlord and for the tenant nobody wants to see anybody get evicted and sure as hell landlords do not want to evict however it is necessary so that poses a question.

1. Because Home owners are not able to make their mortgage payments and with the evection ban lots of landlords will not be able to make their payments. Do you think that this will cause another housing crisis by the government?

2. To all the landlords that have those tenants that can pay but just choose not to in order to take it vantage of the deduction and what are you guys doing about those particular tenets that call about maintenance but choose not to pay rent?

Hey everyone. I am currently turning a unit and doing some minor repairs to my first unit to get it rent ready for my next tenant. Its only going to cost about 3k to get everything done. I have a contractor, who is amazing by the way, finishing up the work. My question is how or what do I need to do to make sure I can write off the 3k I am paying him on my taxes for 2020? Any specific documentation?

@Joe Splitrock yes thank you Joe. I already told her we still were filing an eviction and would pull the file once she vacates the property so it doesnt show on her renter report as a scare tactic.
