Hey @Michael Madani,

I think your best bet here would be to shoot for a primary investment. Start small while renting out rooms or units. You can start with up to 4 units with as little as 3.5-5% down. Depending on your area you may have to hone your criteria. I would be happy to connect and go over your options.

I would look into your dscr options as well. Rates aren't that far off for dscr compared to investment conventional and it may actually make more sense. I'd be happy to look at your scenario.

I would try to keep that lower rate. Heloc gives you access to more equity and flexibility. It will be a higher rate but odds are the blended rate will still favor you keeping your rate and adding the heloc. Feel free to reach out so we can go over your specifics.

I would consider locking the 7.25%. That seems like a decent rate for a heloc at this time. Would be happy to help you look through your options.
