Prince George County would be doable, but I don't know much about the area. Would you recommend flipping in that area? I know sometimes the lower priced areas are not always the safest. 

Hello All, 

I've been living in Arlington, Virginia for about a year now. My job has allowed me to relocate for a promotional opportunity that has been quite the experience. Even though I love what I do it does not give me the autonomy and fulfillment that real estate investing will provide. The greatest thing about my job is that it has freed up some residual income that I would love to put into flipping houses.

Because I am new to the area I was hoping to get some insight from my fellow BP members about this market. Realistically, how much capital would I need to get started? Is it realistic to purchase a distressed property that needs to be rehabbed for $150,000 to $200,000? If not here then where? I am also looking to work with a real estate agent (preferably a buyers agent) that can help me target a farm area that fits my criteria and a great general contractor that can help me with estimating rehab costs. 

I will be forever grateful to anybody that can provide me with some insight as I transition into this new endeavor. Any local REIA's or referrals would be greatly appreciated!
