Im trying to develop for myself a standardized process for Tenant screening. I utilize the platform Cozy for background, credit, and eviction checks. I also have a paper application which use to verify landlord references, employer references, and validate other pertinent information. The question is should I use the paper application first or conduct the Cozy screening first? From both a efficiency standpoint and legal one. I appreciate your help with this matter and wish everyone a great new year of real estate investing!!

Nice man. What area in particular are you targeting in Harrisburg? Im looking into Cumberland county myself.

How was this event? They have the same workshop this weekend im most likely attending. 

 I have a single family property in which im renting the rooms out individually creating a lodger-landlord scenario. Does anyone know of a good CPA they can refer who has experience with this unique situation? Thanks in advance for your help, time, and assistance regarding this. 

 I have a proposition from a friend to manage 2 tenants in his owner occupied 4 bedroom single family property for discounted rent for me. I do see in California the requirement to be a property manager is having a real estate brokers license, not sure If this applies since im not working for money and the owner and myself are both occupying the house.

I appreciate that Travis!!! I did look into some potential REIA meetings but unfortunately I have only found 1 that's actually in the Lancaster area on Wednesday. I'm in town from Wednesday until next Tuesday. I'm pretty much available the entire time. Just let me know if you are free and we could potentially Meetup for a coffee or lunch?

I did listen to the Podcast #82 with Mr. Krulac, his book is in currently in my Amazon wish list. That is good insight as well knowing BP is coming out with additional resources dedicated to house hacking. Also would you be able to recommend any particular Real estate investing associations that are local? I will be in PA visiting for 1 week. 

Crystal Musser, I am looking mainly in the Mechanicsburg, New Cumberland area. I would consider Elizabethtown or Mount Joy though. All multi-family properties.
