@Anthony Thompson Thanks for the insight Anthony! That certainly put things in perspective, and knowing the market hasn't changed much gives me more confidence. I will stick with my plan of a multi. Hello Everyone,

I took a hiatus from studying REI and from Biggerpockets, but I'm glad to say I am back and ready to go! My wife and I are currently going through the pre-approval process to buy our first property. We want to make our first purchase here in Rhode Island with REI in mind and make it serve as our first investment as well. Our goal is to house hack, but the multi-family market seems to be terrible right now. What would fellow RI investors suggest? Try to get into a multi and house hack, or buy a single with the intention on moving and renting it out? What has the market in RI been like for you, especially since the COVID outbreak? I want to enter property ownership in a way that helps set us up to start our REI business. Thank you!

Post: Houses On Main Roads, Good Idea?

I was just curious what other house flippers here on BP think of houses located on main roads? Are they still worth considering, or are they generally too hard to sell? There are promising looking properties in my area located on main roads and I don't want to just rule them out because of this. What are your thoughts?

@Jessica Zolotorofe Thanks for the advice! I really never thought of it that way, that does sound like a viable approach. 

Hello everyone. So I am planning to start my investing career using the fix and flip strategy, with the goal of building capital to buy and hold in the future. My question is, should I set up a LLC before I do my first deal? Or should I just get started and set up an entity later? What are your thoughts?

Post: SFR Rehab Estimates

Hey everyone, i recently came across a foreclosure that I feel has potential. As I'm new to REI, the thing I am most concerned about are the rehab estimates. I am familiar with the property, and know what it needs. Here are the main issues and some pictures of the property:

-Leak in bathroom ceiling, bathroom will most likely need remodel. 

-Full carpet upstairs and downstairs.

-New roof.

-Exterior needs a new paint job.

-Interior paint all around.

The property is listed for $116,500. My analysis estimates ARV at $151,000. I feel I would need to get the property for $80,000 - $90,000 to make a good profit after repairs. With these numbers, and the rehab estimate, does anyone have advice on if this is something I should pursue? Thanks in advance! Pictures down below.
