@Willow T. Awesome post.  You are in another league.  You should have your own website, blog and TV Show.  You could inspire a LOT of people. Do you actually travel to each city to do the flips or do you do some remotely? I don't think people know that you bought your first foreclosure at an early age.   If you need any help in your AZ markets let me know.  MAJOR congrats!!

I don't have vacation rental experience, but have been tempted to turn some rentals into a vacation rental, except for not wanting the extra work it will require. You'll have a lot of short term tenants to deal with rather than one. You'll have to spend money on furnishing it and likely gain more sales during the AZ 'winter' months, but little during the summer. HOA's should not be able to ban anyone in az from offering Airbnb, Vrbo since the new law passed:

Governor Doug Ducey of Arizona , a law which prohibits cities and municipalities from banning the listing and use of short-term rentals like Airbnb, HomeAway, and others.

I also have a lawyer friend who practices HOA law and confirmed the above, but you know HOAs, they think they make all the rules...

Wish I'd posted this sooner, but there was an apartment complex that needed a major overhaul about 2.5 miles from campus.  It recently sold a month ago for $275k for i think 12 units or so, but the seller said it needed $300k of remodeling.  I don't know the area, i went to a slightly better school down the road in tempe :)  I'm also currently looking for multifamily, student rentals.
