Double close. It is clean and clear. You will pay more upfront for transactional fees but you have the ability to compensate as the agent in the first contract transaction. There are plethora of ways and obviously laws are to be considered. It’s like anything, don’t get stuck in the muck and get to work to explore opportunities. Go get it!!!

CARROT all day. Sustainable but will require some time in the system and fostering of content to increase SEO. Best way to get in front of your market while building an online presence. The ROI has LARGELY been with the website and stopped all DM because of it. People are on the phone ALL THE TIME! A touchpoint that is consistent. Not an expert by any means but what I found was the "new" role. At the end of it, you have to work whatever system matches your skillset. That only comes with a tremendous amount of error, F ups, and constant evolution to find "your" system. Stay in a state of progress and not "busy."

@Danny Johnson Yes sir! I have been researching (and using) multiple CRMs which allow only one data point contact associated with the address. HUGE missed opportunity if you are running multiple campaigns (email, text, etc.) simultaneously. We are missing, at minimum, three points of contact associated with the spouse. I am hoping Invelo will be able to handle the request with its premier launch in the following weeks. Looking at Lead Sherpa as well but trying to keep costs to a minimum as we grow. Does anyone know of a proficient CRM that would be able to perform automated campaigns for all residences of the household? Currently, have OLM which does not have the function (yet), and another database that only allows to campaign to one property owner. Our website is with Investor Carrot but needs to ensure I am hitting all data points of contact. Thank you for your time.

I am searching for some feedback on direct mail marketing campaigns. Currently, I am using Remine with our local direct mail postcard campaigns and have subscribed to PropStream to utilize the same approach for out-of-state investing. I am always searching more effective systems and/or patterns. I was wondering if any of you have had real-world experience. Thinking about signing up for Postcardmania but skeptical to say the least. Flashy but I am looking for frequency and consistency. Thank you all for your time! Much appreciated. Always looking to connect with others.
