No brainer. Go to college. Start REI while in college. Real easy to find some friends to "house back" with. Rent out each room. Build and grow your portfolio.

Good job at finding a better quote.

I’m a huge DIYer, but I found it to be a much better route for me to have someone come out and do a recent install. I did the prep work and what would have taken me 3-4 days of my labor to install, took a team of 3, 6 hours. Best money I’ve spent in a long time.

Since the basement will be a play room for the kids, was thinking we probably need a water barrier since it's concrete and some padding for the feel.

I do like these planks since it has padding already included, and it's the color I like with a good price. so may just need to put a water barrier underneath it. These planks don't call out being water resistant though.

Hello!

About 2 weeks ago the wife and I closed on our new home. Everything looked great until carpet cleaners hit the carpets with a black light and found all the stains left behind from the previous owners pets X.X. Wife opted to replace all the flooring in the basement with the luxury vinyl planks, as I've seen recommended here as well.

Curious on what underlay is recommended by the pros! This flooring is for a basement in the greater Indianapolis area. Concrete floor that we may end up spreading a layer of Kilz down. When removing the carpet underlay, some parts were stuck due to the severity of the pet mess. Thinking of using the "water proof" flooring due to having kids that don't follow the "no drinks outside the kitchen" rule. But if you feel water resistant is good enough, that opens up some options on the plank itself.

I don’t get too overly attached to houses. If someone tears it up, but I still am in the green, all is well.

I’ve considered selling and then buying cheaper rentals. However, what’s the difference from me refinancing and taking out the equity to buy more rentals? I’ll have nearly the same cash, while having a rental to start. The neighborhood I currently live in actually is quite common for rentals.

Hello all!

New to real estate investing. Looking to turn my primary residence into a rental property and purchase a new primary residence for my family.

For the new primary residence, I've read conflicting recommendations. One is to turn the new primary residence over to the LLC and then rent from the LLC. Others are to keep my primary resident separate.

To purchase the new residence, I’ll likely need to pull equity out of my existing home for the down payment.

What are your thoughts and recommendations?
