I've been building some solid connections and would be happy to share info and peoples contacts I've been building. I will bring my copy of the intention journal Brandon Turner published (its super Inspiring) I just got it about Two days ago.

@Dan Arteritano   Sounds like all the things your doing are great. I was just listening to that same podcast about the funnel analogy.  If you haven't yet, get a "pre approval" from a mortgage broker to see what you will quality for.  That will tell you a lot. Most people think sales agents and brokers sell properties. Personally I feel like the mortgage brokers are the ones selling property. They are the key,  unless of course your sitting on piles of cash.

@Dan Arteritano  Hi Dan, I don't go to Redding often. I would be interested in events although I have not found any to attend yet. For locations in Arcata, a friend of mine just opened a  Restaurant/Bar called      "The Pub at the Creamery "  they serve great food, its mellow. You should check it out. I would have to agree with Dujon, the cider bar by the co-op is really good also.

@Lucas Ritter Great question! I just was speaking with an elderly real estate agent who had not even heard of wholesaling real estate. He was an instructor for a class geared toward studying to pass the state exam (Not investing). He told me that its not legal to make cold calls as an agent in California. He admitted to not knowing everything (and I started questioning his answers). I love soaking up knowledge anywhere I have the opportunity. The bigger pockets community is great for that. Although some people are more helpful than others. 

A question I had was "do you need a realtors licence to do wholesaling in California?".

@Tj Hines. Thanks for the good advice! Defining and agreeing on rolls and compensation attached the the rolls is a crucial thing for any successful partnership. We will get everything in writing to make things simpler moving forward.

Thanks for all the valuable information and suggestions everyone. We are defiantly going to make sure everything is clear and in writing before we start rolling. @Bostyn Brodine an LLC is a good way to protect you if your going to get a lot of units. The downside is that it does cost money and time to set up. An LLC could mean the difference in cash flowing a small rental propertyor not when getting started but in the long run could save your butt if something goes wrong. People can get weird really quick so i feel like its good to stay on the safe side. We might wait until we have a couple units to set up an LLC with my brothers.

I'm ready to invest in some small multi-family units with two of my brothers. We have been discussing the upside potential of shared initial investment costs. We have discussed less about the potential pitfalls and headaches of partnerships in general. The dynamic of family partnerships have potential to be dicey also. I'd like to think that my brothers and I are reasonable and would be able to work out potential issues along the way, but things always come up in partnerships. I'd like to create a solid structure and written business plan to avoid any miscommunication or unmet expectations of one another.

any tips, book recs, or learning experience stories would be great to hear.
