Hey @Tony Turner. The easiest thing to do is do a search right here on BP for "how to find motivated sellers" There is a ton of info available here. Listen to the podcasts also. Just a quick hit on a few I could think of:

vacant houses

tired landlords Fire damaged homes bankruptcy divorce estates out of state owners Driving for dollars is a great way to start. Jot down the addresses of some of the vacant or distressed houses in your "farm" area, the area where you want to invest, and begin marketing to them.  Wholesaling is a very hot topic on BP so if you do a search for any topic related to it, I'm sure you will find a wealth of info. Enjoy!

Hello to everyone. I am brand new to real estate investing and I am so glad that I found BP. My wife and I have been interested in investing in real estate for several years. We own two service oriented businesses so we understand the value of hard work and the responsibility we have to our customers.  After years of watching the numerous fix and flip shows on TV, we finally decided to really dive into real estate education and figure this thing out.   So we did what I'm sure a lot of newbies do, we saw that one of those "gurus" were going to be in our area giving a free event and a free "gift", so we decided to go that event. We definitely got excited enough to go to the upsell next event with the promise of more information.  But before we attended that 2nd event, I started doing massive research and came across BP.  I feel so bad for the people who decided to pay $25,000 - $30,000 to go to the next upsell event, when they could have found EVERYTHING they needed to be successful in various forms online.  

So now we are developing our business plan. We hope to be moving forward in the next few weeks, marketing to sellers in our target market and demographic. There seems to be a lot of support on BP and I want to do my part as well. I am ALWAYS open to connecting with like minded people and hopefully we can help each other along the way.
