@Sheila Campbell you are definitely not the only person with this same question. And luckily, a TON of very successful investors started out the same way. A great way to start is by finding deals and bringing them to established investors in exchange for a brokerage fee. String together a few successful deals and you’ll have more than enough for a down payment. This also is a great way to see how a deal is done from beginning to end without having to risk your own hard earned cash.

@Corey Czajkowski just as other have probably said, there really is no secret sauce to becoming better at cold calls. Just keep doing it! Cold calls are THE BEST way to dive into sales. Constantly being in those uncomfortable situations helps to fine tune your pitch, people skills, and confidence. I did door-to-door sales in college and it was SO tough but I learned SO much. Doing 100s of pitches a week gave me such a good foundation to build off of.

I’m one of three owners of a family run private money lending business out of Bend Oregon. We fund deals all over the NW but I’m now looking to expand into doing some flipping myself.

We help out flippers all the time and I’m getting the itch to do both lending and flipping.

I have my own 2 cents about the pros and cons when it comes to flipping. I’m curious to hear some other opinions. PROS?? CONS??

Glad I could help! Honestly BiggerPockets is full of HMLs big and small. I’d do some searching on here. Any search on google will most likely bring up the big dogs which aren’t all bad, just not as friendly and you really need to know what the fine print is all about because they will take advantage of you. 

If you don’t have any capital at all to get started, I always suggest finding deals and bringing them to any seasoned investors you know and asking for a small brokers fee if the deal goes through. That way you learn the process on someone else’s dime  and it doesn’t hurt to have people owe ya one!

@Courtney Kimbrough great question! I happen to be an owner of a small mom and pop Hard Money company and I always recommend hard money as a great way to get your first few deals done IF you have the right deal. For my partners and I, we simply won’t loan money to first time investors who haven’t done all of their homework and have factored in all the expenses before coming to any conclusions.

As for your resource you found, I wouldn’t recommend it. Big Hard Money companies tend to have tons of hoops you must jump through and might even required a ton of collateral in order to get your first deal done. I’d recommend using a smaller company with some referrals you can talk to that have actually teamed up with the lender before.

@Avegail Tizon I’ve always wanted to look into this Cashflow game ever since I first read Rich Dad. Do you know the best way to look for game nights like this in the Portland Area? Or is this simply a local get together?
