Hello,

Little background I’ve been buying and selling since for 15 years. Spent a couple years as an LO. Been looking to expand resources from just wholesellers. After speaking with some agents I’m a little confused. I find properties on the mls and send them to the agent with the offer price. I’ve seen it done. Takes 5 minutes. Cash deal, no inspection 10 day closing. Just to do this the agents want 3% commission. So if a deal is $400k that’s $12k commission. I know broker fees are $500 so $12,500 in commission? I have to flip an entire house to make $12k, but an agent makes that in a couple hours without having to leave their home?!?! I’m not complaining, but this is how I see it and I’m just confused. Like wouldn’t it be better to get a license and throw your own offers? Or what happened to throwing an agent a couple grand to send off an offer.

For years now I have had many problems with tax professionals. I have even used a couple recommendations found on here and they have been terrible. I have a contruction company, flip homes, and have rental properties so I'd like to find someone who is experince in real estate taxes. I wouldn't consider myself a complicated person I just can't get these tax business to call me back, respond in a timely manner, ect. For example my current tax person took 4 months to prepare my return and had to file an extension.

I am a remodel contractor and have moved into flipping homes especially in the higher end nieghborhoods like N. Phoenix and Scottsdale that require ore capital and bigger renovations. Lately I have been running into some road blocks while doing multipe flips at a time due to capital and man power. I am reaching out to see if thier are other like minded investors or contractors that would like to discuss partnering up for real estate flipping. Things to consider would be down payments and renovation cost. I do have amazing agents and hard money lenders, but I am opened to discussing other partnerships. In todays world there are alot of scams and people trying to use others for a quick dollar, but I fully believe in if I become wealthier, you become wealthier and vice virsa.

I came across a lot for sale? The builder and the homeowner could not agree to terms for a house build. The owner sued the builder and was paid out leaving the property abandoned for 2 years now. The lawsuit has been finalized and the owner has made the decision to just sale the land for $170k. $204K of work was completed, but the owner is ready to dump the property and move on.

Arv is worth $800k. All inspections were good, but the home would need new permits.

My question is if the abanded property can still be salvaged or does it have to be torn down and redone after sitting in the elements for so many years?

I was suppose to close on a property, but the day of closing the title company cancelled the transaction due to the sellers documentation. Long story short the property requires a tripple closing and the title company is not comfortable with the sellers documents. In this case it will take 1-2 weeks with any title company. My agent said he would talk to thte seller agant, but I he has never delt with this before. Would this be grounds for asking for a big price reduction? This was an investment property so we have no problems moving onto the next property. What would the rest of investers do in this situatuion?

Every year I keep having problems and issues with the tax person I’m working with it every year I have to find a new one. I have even had situations where I had to amend my taxes because the tax person screwed up. Looking for recommendations for a tax professional in the Phoenix area that is familiar with property, flipping, rental properties, and a construction business.
