Does anyone have any experience buying a rental property with an above-ground pool?

Positives and negatives please.

The pool is very nice, well-maintained and landscaped, but I’m concerned about the upkeep and liability.

I have a very finicky townhouse tenant who texted me last night with a demand for a black mold test, indicating that her husband was sick in the ER. I’ve never seen or smelled black mold in the house before or after the recent rehab. I told the tenant I’d be happy to do the test, but I’m nervous of the implications that I’d be responsible for an ER visit. Anyone been through this?

I’m thinking of selling my primary resident and downsizing into my nicest rent house. If I do, I’ll save over a thousand bucks a month! Here’s my question: if I apply the principal from the sale of my PM to pay down my rent house (which is now my primary residence) is it still tax-free? Thanks!!
